Speculative Investment Turned Cash Cow
While the building provided ample room for growth; the size (and attached price tag) would require a creative financing structure.  Prior to closing Summit Commercial Properties would need to secure a tenant in the surplus space to provide additional rental income. Identifying a tenant who fit the surplus space, had a budget that matched the income gap required for financing, and whose target occupancy coincided with the target close date was sure to be a challenge.

Multi-building portfolio created with a twist
Fort Inc. adopted a strategy in which a lack of market activity would be combated by increased exposure.  It was decided that severing the 80,000 square foot building’s passageway would leave two independent buildings consisting of approximately 25,000 square feet and 55,000 square feet.  With this objective in place the target market could be dramatically expanded to three substantially different user groups with different square foot requirements.  Armed with the ability to target a large pool of differentiated users Fort Inc. created a communication plan that diffused concerns regarding unfavorable property attributes while emphasizing each property’s specific values.

Highlight distinct value and secure more tenants
The commercial real estate market was beginning to feel the effects of the looming great recession. Economic uncertainly was causing potential prospects to extend their decision making timeline, reduce risk, and hold off expansion plans. With vacancy rates on the rise there were a number of properties with available spaces competing for the same sluggish user group.  Identifying the positive and negative attributes the Thompson Business Center had compared to the competing properties would be critical in creating an aggressive marketing and sales plan that attracted potential tenants.  Recruiting tenants looking to relocate in this great economic time of uncertainty, with a vast array of leasing options, was sure to be a challenge.

 Avoid Excessive Costs When Relocating - Find Your Fort
Netsource was in a position that required them to relocate, but they were still obligated to make payments on their existing space. With a goal of limiting the partners rental exposure Netsource would continue operating out of its current space, and would not move until a tenant for their existing space was secured. Fort Inc. was provided the challenge of procuring a new tenant for the Landlord, identifying a transition space for Netsource, and ensuring the timelines of each transaction limited the partnerships rental exposure.

Create Something From Nothing
The Phalen+Westminster Crossing is a 68,000 square foot industrial condo development in Saint Paul, Minnesota.  After having success in this emerging market with its BridgePoint Business Center project, Langer Development envisioned a similar need for smaller industrial condo opportunities as part of the Port Authority’s redevelopment efforts. The larger building was designed to be sectioned into multiple units providing ownership opportunities for businesses as small as 4,300 square feet.  The plan was to erect the exterior shell of the building while leaving the interior completely unfinished.  This would allow for flexible unit sizes that provided 100% customizable build-to-suit condo units.
